The same set of drawings can cost very different amounts depending on where the building goes up. That is why we never use one national price list. Here is what we look at for every project:
Labor rates
Wages for carpenters, electricians and plumbers vary a lot between states and even between cities. We price labor for your market, not an average.
Material prices and delivery
Concrete, lumber, steel and drywall prices change by region, and remote sites often add freight costs.
Local building codes
Seismic requirements in California, hurricane rules in Florida and snow loads in the Midwest all add scope that has to be in the estimate.
Climate and season
Cold weather concrete, winter protection and rain delays affect both cost and schedule.
Sales tax
Material sales tax differs from state to state, and we include it where it applies.
